Resident Selection Criteria

  1. All applicants must submit a fully completed, dated and signed residency application.
  2. Applicants must have a combined gross income of at least three times the monthly rent.  A minimum of two years residential history is required.
  3. Credit history must not contain slow pays, judgments, eviction filing, collections, liens or bankruptcy within the past five years.
  4. All residents and or occupants of the lease unit must be 62 years of age or above. Photo ID with birthdate is required.
  5. Self employed applicants may be required to produce, upon request, two years of tax returns or 1099s. Non-employed or retired individuals must provide verifiable income.
  6. All sources of other income must be verifiable if needed to qualify for a rental unit.
  7. No animals of any kind are permitted in the building, including those of visitors to the building, unless it is a Service Animal.
  8. At the time of lease execution, all applicants will be required to pay a security deposit of at least one hundred dollars ($100.00). This amount may increase depending on other circumstances.
  9. All tenants must provide proof of their adjusted gross income (AGI) in January of each year and upon application. There will be no exceptions.
  10. In the event any exceptions to our company’s criteria are made, additional security, co-signers, and/or additional advance rental payments may be required.
  11. Applicant understands that an investigative consumer report including information about character, credit history, general reputation, personal characteristics, mode of living, and all public records information including criminal records, may be made. Applicant agrees that false, misleading or misrepresented information may result in the application being rejected and will void a lease/rental agreements if any, and/or be grounds for immediate eviction with loss of all deposits and any other penalties as provided by the lease terms if any.
  12. If you have been convicted of a felony within the past seven (7) years, this is cause for rejection. Applicant must not have a felony record that was adjudicated guilty or had adjudication withheld for the past (7) years, or any conviction of any length of time for any drug related, sexual related, murder related or arson related crime.
